Palms of Deerfield Beach Townhomes
The Palms of Deerfield Beach Town Homes is a Low Income Housing Tax Credit property constructed and opened in 2008, through collaboration with private and public partners. The property is designed for working families and consists of 56 Town Home units; 24 (1 1/2 bath) two bedroom units and 32 (2 1/2 bath) three bedroom units.
Applications will not be accepted without the necessary documents required for application approval. A non-refundable $75 application fee (money order/cashier’s check only) per adult household member is due when applications are submitted.
A Waiting List will be maintained for the property.
Applications may be printed from this website, however, it is mandatory that they are submitted in person. Mailed or faxed applications will not be processed. All verifications of income and assets must be obtained by the Palms of Deerfield Beach and landlord verifications will be conducted, therefore it is necessary that complete contact information is given for landlords and employers.
Applications can be brought in from 1:00 pm through 6:00 pm only, Monday through Friday at 425 NW 1st Terrace, Deerfield Beach, 33441. It is recommended to call Joyce Hill for an appointment at 954-425-0678 ext. 107.
44 units are reserved for families earning less than 60% of Broward County’s average income, and 12 are reserved for families earning less than 50 % of Broward County’s average income. The following income limits apply. Households may not exceed 60% of Broward County’s average income for their household size. Maximum household size is five people.
There is a formal approval process for the property. In addition to the Income Limits to be eligible, a household’s monthly income must equal 2 and a ½ times their monthly rent.
Lease Period, Security Deposits and Rent
Lease periods are for 12 months. Security Deposit is due upon move-in and equal to one month’s rent. Rents start at $779 & up for 2 bedroom units and $895 & up for 3 bedroom units.

Three bedroom units feature a master suite with full bathroom and walk in closet. Water, sewer and trash pickup are included in the rent.
Resident services include access to the Palms of Deerfield Community Center which includes a computer/internet lab, access to the CAMEY after school program for 5 – 8 year old children, Financial Counseling and Self-Sufficiency Programs, Resident Assistance/Referral Program, First Time Homebuyer Seminars and resident activities scheduled throughout the year.
City of Deerfield Beach shuttle buses run on the hour, taking residents to multiple locations such as shopping centers and local medical complexes.
Pets are allowed according to the Palms of Deerfield Beach Pet Policy. An additional $300 pet security deposit is required. A completed Pet Application, $25 fee, certificate of good health and proof of up-to-date vaccinations must be submitted for approval prior to the pet residing on the premises. Applications must be renewed each year. All pets must be neutered or spayed. Dogs may not exceed 25 pounds fully grown. Service animals are allowed and not subject to weight restrictions.
